Handelszeitung: The housing market has long been overheated in many places, but interest has now cooled as a result of the rise in interest rates. Have you noticed this in Central Switzerland as well?
Fabienne Zeberli: Absolutely. I recently listed one of the best apartments in Baar. A year ago my phone would ring constantly, but that is not the case in the current market environment. There are still interested parties, but we can say that the demand has normalized.
You also offer services to clients who want to sell their property secretly. What can be said in favor of selling a property secretly?
While not everyone knows about the sale, there are many customers who appreciate it. This is especially advantageous for more exclusive properties as it prevents sightseeing tourism. Also, the quality of interested parties is better as the property is only available to people who are interested in such properties.
“Cancelled assets” have become the new buzzword. Are there many properties with such a poor energy situation that they are difficult or difficult to sell?
There are some properties that need renovation. You may feel that apartments in such buildings are more difficult to sell. Especially if the renovation fund has accumulated minimally and only covers a portion of future renovations. If larger costs arise, it is the responsibility of individual condominium owners to make up the missing capital. It is important to take this into account in the evaluation.
What kind of development do you foresee in housing prices?
At the current interest rate level, demand is already falling sharply. I assume that the Swiss National Bank will increase the key interest rate with its next interest rate hike, which will make effective financing more expensive. But prices for good properties in sought-after areas are likely to remain stable. I predict there will be a fairly downward trend in prices for older properties (mostly flats).

What types of properties are in particularly high demand right now?
There is still high demand for detached houses. Land is becoming increasingly scarce. Also, most of those interested dream of a house with a garden.
Are there still places in your market area where houses and apartments are relatively affordable?
If you look at the Zug location, you can see that many buyers are switching to neighboring cantons. This caused prices to increase significantly in neighboring areas such as Freiamt, Säuliamt and Rontal. If taxes, infrastructure etc. If factors are taken into account, I would answer no to the question.
What advice do you have for people who want to realize their dream of owning their own home?
- Check financing options at the bank
- Determine the location: Where do I want to buy property?
- Create search criteria and don’t limit yourself too much
- View properties (in my experience, interested parties rarely buy the first property they see)
- a specific request for compromise
This fall, you stepped into entrepreneurship and founded your real estate company. What qualities are needed to be successful as a young company founder in the real estate market?
In addition to technical know-how, it is very important to have a wide network behind you. This is also a “people business” and the human factor plays a central role. It is important to respond to the customer’s wishes, be binding and honest, and show due discretion. Fabienne Zeberli answered the questions in writing.
