Advertised rents rose again in October. This is shown by the Swiss Real Estate Offer Index, collected by the Swiss Marketplace Group (SMG) in collaboration with the real estate consultancy IAZI. Specifically, asking rents rose by 0.4 percent last month, bringing the increase to an impressive 2.7 percent over a year.
Depending on the region, the course varies from the national average. The increase was above the national average in eastern Switzerland (+1.1%), the Zurich region (+0.8%), northeastern Switzerland (+0.7%) and the Lake Geneva region (+0.5%), Mittelland said. However, rental prices fell in Central Switzerland (-0.6%) and Ticino (-0.7%).
Different developments for private houses
When it comes to private residences, the situation is different now. After a brief hiatus in the previous month, condominium listing prices increased sharply again in October by +0.7 percent. In contrast, prices for detached houses fell slightly (-0.3%).
The prices charged for these types of home ownership also differ on an annual basis: condominium prices increased significantly (+2.1%), while no further increase was recorded for detached houses (-0.2%).
