Suspicious ads promise apartments with a residence permit

Questionable property listings are currently causing a stir in the low-tax canton of Zug. Common advertising platforms say “room of residence confirmation”. However, there are no photos of the object. Also, there is no more precise information. Only: «For residence confirmation. Overnight maximum 0-1 night/week. No mail forwarding.” “Bote der Urschweiz” reports this.

A 16 square meter studio is quickly rented once for 1745 francs per month. With the right to a residence permit. Or the possibility of establishing a company at the address. “Cooking possibilities are limited,” the ad says. There is no washing machine. Drums: “The property is only suitable for someone who doesn’t come to Zug often.”

Save tens of thousands of francs

Ads like this target taxpayers in other cantons who are tired of paying taxes. After all, a simple confirmation of residence in Zug can quickly save tens of thousands of francs. But is this legal?

The Zug Department of Economic Affairs is aware of such advertisements. Canton is certainly not happy about it. A rental agreement is about the provision of an apartment or workplace for a fee. Subliminal benefit promises such as residence permit will not be included. Reason: a landlord cannot promise something like this.

“Ads like this are suspicious”

In fact, the situation is different in a room where one should not sit at all. Restrictions on normal use – i.e. living in a room – can be agreed upon. But only if they are clearly formulated and contained in an obvious place in the contract.

However, one lawyer warns in the report: “This type of advertisement is suspicious and should be handled with care. It should also be said that such dubious offers lead to the loss of valuable habitats.» (be)
