Owning your own house is expensive: you pay an average of 1 to 1.7 million francs for your own house in Switzerland. In some areas there is still bargaining. For example, you can buy a house in Aarburg AG for 610,000 francs. The people of Geneva and Zurich can only dream of this.
Aarburg is the cheapest municipality for single-family homes in the surveyed areas. This is the conclusion of an analysis by Homegate and ImmoScout24 and the Swiss Real Estate Institute. The regions of Bern, Northwest Switzerland, Zurich and Lake Geneva were examined more closely.
The houses in Büren an der Aare BE, Worben BE, Reinach AG and Lenzburg AG are also relatively low cost. Prices range from 610,000 to 740,000 francs. In the northwest Switzerland region, prices have risen the least sharply over the past year.
Prices don’t go up that much anymore
Overall, home ownership prices continued to rise in 2022, though not as strongly. Apartments became 4 percent more expensive. Last year, the increase more than doubled.
Things are getting really expensive in Zurich: this is where prices go up the most – almost 10 percent! The most expensive houses are in Uetikon am See ZH: a house here costs 4 million francs. But other Gold Coast communities like Küsnacht or Miles, as well as Vésenaz GE and Nyon VD in the Lake Geneva region, are among the most expensive places to live.
Surprise in the canton of Zurich
The cheapest condominium in the surveyed areas is also located in Aargau in Klingnau, with an average of CHF 400,000. The most expensive condominium can be found in Küsnacht ZH, just 35 kilometers away. Apartments here cost six times more than in Klingnau, almost 2.5 million francs! There are four houses in Aarburg.
There are also relatively inexpensive flats in Oftringen AG, Kirchberg BE, Lenk BE and Möhlin AG. Condominium prices have increased by 5.7 percent overall – that is, more than residential properties.
