Real estate prices have known only one direction in recent years: upwards. A review by comparison portal Hellosafe now shows just how high prices per square meter are for residential properties in Switzerland’s largest cities. Surprising: Prices have already fallen in three cities.

What is the situation in Switzerland in general?

The price development of apartments and detached houses points in different directions, especially last year. The last four years have seen a huge increase in apartments. The cost per square meter in the first quarter of 2020 was 7,354 francs, and in the last quarter of 2024 it was 8,686 francs, an increase of 18 percent.

Square meters in detached houses have also become more expensive. During the same period, prices rose from just under 6,400 francs to 7,442 francs. However, the square meter price has remained at the same level for one and a half years. This is a trend that may continue this year.

Where is the most expensive per square metre?

It’s no surprise that the city of Zurich is at the top. The average square meter price of apartments is 16,118 francs. However, Geneva is keeping a close eye on the city of Limmat. Only 15 francs separates Switzerland’s two largest cities. In Lausanne, costs are the third most expensive at 12,045 francs per metre.

Where did the price increase the most?

Property prices have fallen in three of Switzerland’s largest cities. None are in German-speaking Switzerland. In Neuchâtel, the square meter price decreased by 0.6 percent compared to the previous year, and in Lugano by 1.3 percent. Average square meter prices fell the most in Lausanne. You pay 2.3 percent less for one per meter.
