The rule of thumb is that the cost of a rental apartment should be no more than a third of your monthly income. For this absolute luxury apartment in Seefeld in Zurich you’d need to earn more than 40,000 francs a month. Maybe a very well-paid chief physician could dream of this. But definitely not the normal population of Zurich.
The cost of a 4-room apartment in Utoquai in Zurich Seefeld is 13,790 francs per month, including additional costs. There is exclusive luxury in 215 square meters. The apartment is located on the 5th floor and has lake views.
Those who cannot afford the required annual income of half a million francs can find what they are looking for in the apartment next door: a two-storey apartment with 3.5 rooms is already on sale for 9,000 francs a month. For this, you need to settle for 169 square meters.
Currently both apartments are being advertised, the ads read like an advertising brochure of Zurich luxury living: The apartments are described as “jewels” and “jewels”, there are “jewels” such as an elevator, a roof terrace (in this case a 4-room apartment) and two or three bathrooms.
In the listing, property manager Livit says the location is “premium,” “directly on the picturesque lake promenade.” «Live the dream of luxury and city life in perfect harmony.»
Located in a prime location in Zurich’s sought-after Seefeld district, the house is owned by life insurer Swiss Life, one of the top names in the Swiss rental property market. The luxury property is managed by in-house property manager Livit.
Are prices of 9,000 or almost 14,000 francs justified? Yes, Livit thinks. “These are two-storey private apartments in a prime location directly on the lake,” a Livit spokesperson writes when asked.
The Swiss Life property at Utoquai 37 has a total of four luxury apartments, two of which are listed. Livit said the two vacant flats are currently being “extensively renovated” and will be ready for occupancy from the spring.
Someone with an extremely thick wallet will definitely get carried away. It is not possible to tell whether Livit is targeting the apartments at wealthy Swiss clients or wealthy expats.
Many people fearing the next rent increase after the last benchmark interest rate decision are likely to be annoyed by advertising aimed at wealthy luxury customers.
