Stadtzürcher SP wants to restrict short-term rental of apartments. Like the Lucerne comrades, they also want to regulate the rental of Airbnb and business apartments more strictly, says co-chair Oliver Heimgartner of the “Tages-Anzeiger”.
“Thousands of apartments are missing from the housing market in the city of Zurich because real estate companies can achieve even higher returns with short-term rentals,” he says. In times of a low vacancy rate of 0.07 percent and sharply rising rents, “we have to stop this anti-social business model and also put a restriction on rail in Zurich as in Lucerne and Geneva,” he says.
The inhabitants of Lucerne decided on Sunday to impose strict restrictions on short-term rentals. With a yes share of 64.3 percent, they had surprisingly clearly agreed to an SP initiative. In the future, such rentals will only be allowed for a maximum of 90 days per year. The less strict counter-proposal of the city council was rejected.
An expert report commissioned by Zurich shows that several thousand apartments in the city on the Limmat are rented commercially via Airbnb or as business apartments. And they are expensive: “Enjoy Zurich from its most modern and hip side,” quotes the “Neue Zürcher Zeitung” from an Airbnb ad.
The apartment is centrally and quietly located in the trendy Wiedikon district. The images showed a modern kitchen, hardwood floors and windows overlooking the rooftops of the city. Cost: CHF 247 – for one night.
Not an isolated case. According to the article, the offer is part of a collection of fine accommodation for short trips: attic apartment with a king-size double bed in Altstetten for 252 francs and a studio with balcony and pink painted wall in Wollishofen for a special price of 189 francs. Hundreds of such advertisements are online.
If Stadtzürcher SP gets its way, it will be over soon. As in Lucerne, commercial rentals in Zurich are limited to a maximum of 90 days. As Heimgartner explains, the city could achieve two goals with stricter regulations: First, many apartments would be free for Zurich residents. Secondly, the house price spiral could be broken.
