The most expensive apartment in Switzerland. Advertised as the best location on the lake shore of Lake Lucerne, in the city of Lucerne. Cost: CHF 36,000 per month. Or in other words: 432,000 francs a year. As “Handelzeitung” wrote, this is the Champions League in Switzerland.
For this highest amount of sports, the tenant gets 7.5 rooms on 343 square meters, two floors, with a roof terrace. Unfurnished If desired, the flat can also be furnished before you move. If you can afford this flat, that’s very clear, you’re financially secure.
For comparison: According to the Iazi real estate report, an average 4.5-room flat in Lucerne costs 2110 francs. With just one difference: The Rolls-Royce of noble apartments is about three times larger than an average 4.5-room apartment of 115 square meters. The location is much more private. Moreover, there is no hassle in the laundry room plan and no additional costs.
The prestigious property has been advertised on Immoscout 24 since January. Those interested should access it quickly. The apartment probably won’t be empty for long, says landlord Gabriel Stucki, hotel manager of the Grand Hotel National in Lucerne. What may seem unusual to some, namely renting an apartment in a luxury hotel, is a day job there. Grand Hotel National has been renting out residences for years. diversification of the business model.
The most expensive apartment in Switzerland was occupied for twenty years. “It’s just luck for us,” says Gabriel Stucki, who has been on the job for a year. At 31, the Wiesendanger (ZH) native will likely be one of the youngest general managers in Switzerland. He previously managed The hey Hotel in Interlaken as Managing Director. The long-term tenant has recently moved into a small residence on the floor below. The 7.5 rooms seemed too big for the tenant as they got older.
Gabriel Stucki does not want to reveal the tenant’s name. Research shows that, surprisingly, the tenant is not an Arab or an American who is a frequent guest in Lucerne. Because the city is especially attractive for foreigners living in Switzerland, as it is taxed at a flat rate. A special incentive for people with large assets. Rather, the tenant was Swiss.
Expensive rental flat instead of villa in the countryside. Estimated over two decades, the previous tenant spent $8.6 million on housing. For that amount, he could have bought an elegant villa with a lake view in nearby Meggen. The question arises: why would someone prefer an elite rental apartment to a noble villa? Maybe it’s the special location. Or is it because you can live in a hotel for years without being recognized or noticed? Or maybe because of the range of services included in the rental price?
This includes 24-hour concierge service, butler service, valet parking including carrying bags, as well as grocery shopping, arranging excursions and refilling the fridge when you return from travel. Even unusual requests are accommodated, such as politely deferring phone calls, helping to pay bills, or arranging a helicopter flight for the next day. And of course all the hotel amenities are included, such as the wellness area and fitness centre.
However, you should be fine with walking. Because the huge hotel, which is now 150 years old and in perfect condition as it is constantly being renovated, goes on and on. To reach the luxury property on the sixth floor, it is necessary to pass several restaurants, ballrooms, shop windows and cafes. It’s easy to get lost. Because there is also a hotel wing with 41 rooms, offices for rent and a residence wing with 22 residences. High rooms, thick carpets characterize the quality marble painting. The elevator goes up to the sixth floor, but only for those who have the elevator key.
The foyer presents an incredibly colorful painting, rather than a rug that offers all the colors of the rainbow and doesn’t fit the style of the area at all. This was moved at the request of the previous tenant. “It must be replaced before the new tenant moves in,” says Gabriel Stucki. As soon as you enter the two-storey apartment, your eyes immediately fall on the window front. This offers an impressive view of Lake Lucerne and the Alps in the distance. Without the furniture the apartment looks bigger than it looks in the photos.
At first glance, it may seem that the kitchen is not keeping up with the others. Tenants often do not use the kitchen themselves, explains Gabriel Stucki. Most would have butlers to do all the errands, including cooking. Therefore, it is also important that the residence has many additional bedrooms for staff and visiting guests. In this case there are three bedrooms. It is located on the lower floor of the duplex, which has no lake view except the master bedroom.
The rent is expensive, Gabriel Stucki admits. But if you compare the quantity, the residence at CHF 1,200 per square meter is significantly cheaper than comparable high-end apartments. In Zug or Zurich you pay 1,700 francs per square meter. In addition, according to Gabriel Stucki, there are currently three interested parties reporting. A contract is about to be signed.
The hotel rents 22 residences, 16 of which are currently rented, with rental prices ranging from 5,000 to 25,000 francs per month. The lake view is of course more expensive than the city view. Some of these residences would not even be advertised. For example, the house of three lovers. The demand for it is so high that there are waiting lists. Tenants come from all countries. First the Swiss, then the Americans, Norwegians, Germans and French.
“Most stay for a year,” says Gabriel Stucki. There are tenants who have to wait for a long time for their own house and spend their time there staying in a hotel. “But there are also employees from companies that have only been here for six months.” And then there are those who will live here for a few years. Older people in particular will appreciate not having to live alone. And in the hotel everyone knows each other, the tenants say hello to each other and there is always something going on here.
However, one question remains open. Is this the Rolls-Royce of noble flats? Or is location and service more Rolls Royce quality?
