Luxury apartments in Zurich from Aldi disturb the public

Luxury apartments are currently being built in a prime location in Wollishofen, Zurich. Directly between the train station and the shore of Lake Zurich. Where Franz AG has sold elegant Peugeot cars for decades. And he named one of the first car washes in the city after himself. Party goers bought snacks and drinks at the small gas station shop over the weekend. All this is now history.

Now Büezer is making luxury class sites here. 68 flats will be built on seven floors. As “Tages-Anzeiger” writes, the prices are very high. An example: a 105 square meter, 3.5-room apartment on the 1st floor – no lake view! – costs 4455 francs per month. The most expensive flat is on the 6th floor, again with 3.5 rooms and 7,590 francs. For CHF 3,925, a 71 square meter, 2.5 bedroom apartment is relatively inexpensive. A stark contrast: discounter Aldi Suisse will open a branch on the ground floor. Above the luxury, below the cheap house.

Monster rents are a problem

It’s no surprise that monster rents are causing trouble among residents and politicians. Prices are miles away from the “mid-range apartments” that builder Franz AG was still talking about in 2019.

“Tages-Anzeiger” wanted to “attract a younger audience” with such rentals. This shouldn’t work. What art college student or law student in the second semester can afford such a place to stay?

Prices as in Zurichberg

Only luxury apartments in the best locations? Locals fear the worst. So, Kibag construction company will build luxury real estate on its own site right next to Rote Fabrik – again in a prime location on the lake. The association “The left bank of the lake is for everyone” and the Wollishofen district association want to prevent this.

“We must act now if we want to keep the area alive for the population,” says Luca Maggi, 28, Zurich city councilor, in the report, which is also clear to the Greens. People no longer want luxury apartments directly on the lake. “Renting an apartment with prices of 600 francs and above with prices starting from 5 thousand francs is a new dimension for Zurich. Walter Angst (61), AL councilor and co-director of Blick’s tenants’ association, such prices have so far only been applied to luxury properties in Zurichberg.

The construction project does not contribute to intensification. “No more than 100 people can live in 68 apartments and these people can continue to use the property as a second home. Consumption of living space of more than 60 square meters per person is not responsible.

With Franz, it’s about a simple block on a busy street. Still: “High prices can be charged due to the preferred location on the lake, proximity to the nearby S-Bahn station Wollishofen and cultural institutions such as the Red Factory or the theater show.”
