Soon there will be a shortage of more than 50,000 apartments

Those who are currently looking for an apartment are often in despair. Supply has dried up and rents are high. Until recently, Switzerland feared a real estate bubble. But now there is a serious shortage in the housing market. As “NZZ am Sonntag” writes, due to immigration and the trend towards smaller apartments, Switzerland is growing by around 55,000 households each year.

At the same time, the number of planning applications fell to a 25-year low. As a result, more than 51,000 apartments will be missing by 2026, according to real estate consulting firm Wüst Partner. This is the number of apartments in the city of Lucerne. Switzerland is thus heading towards the worst famine in over 30 years. The situation is particularly dangerous in the crowded cantons of Zurich, Vaud and Bern.

Everyone is affected

Only Jura has a small surplus of habitat – and Ticino has a large one. “What’s new is that housing shortages are no longer a purely urban phenomenon, but increasingly affecting rural areas and especially tourist destinations,” says economist Robert Weinert of Wüst Partner.

The result of housing misery: rental costs will continue to rise. While the yield is capped by law, rents are rising almost uncontrollably for new buildings and tenant changes. (co)
