Here, housing prices are most challenged by high interest rates.

According to the Raiffeisen transaction price index released on Friday, 3.5 percent more had to be paid for single-family homes in the fourth quarter than in the previous quarter. Apartment prices, on the other hand, decreased by 0.4 percent. Compared to the fourth quarter of 2021, single-family homes are 7.6 percent more expensive today and condominiums are 5.2 percent more expensive than a year ago.

This is because, as communication continues, lively demand continues to meet an extremely scarce supply. This will also secure prices to the downside in the future.

Central Switzerland with a distinct price boom

Single-family home prices rose sharply from the previous year, particularly in central Switzerland (+15.8%) and eastern Switzerland (+13.2%). In contrast, prices in Zurich (+6.1%) and Bern (+6.3%) rose less. When it comes to condominiums, prices increased the most in western Switzerland (+7.5%). Eastern Switzerland recorded the lowest price increases (+2.2%) compared to the previous year.

The increase in house prices in tourist communities (+11.4%) increased more sharply than in other types of communities compared to the previous year. Tourist communities also recorded the strongest price increases for condominiums (+8.7%). The floor prices in the central municipalities, on the other hand, increased by 3.4 percent and became the province with the least increase.

The Raiffeisen transaction price index is published quarterly at the start of a new quarter and measures the price evolution of owner-occupied residential properties in Switzerland based on the transmission of property data from Raiffeisen and the Swiss Real Estate Datapool (SRED). (SDA)

The precedent rental value should go

It’s been clear since August 2022: The National Council Economic Commission wants to remove the precedent rental value. Not only first homes but also second homes will be exempted.

The imputed rental value is the fictitious rental income that landlords have to pay taxes on. Its elimination is good news for homeowners. Even better: the tax breaks – for maintenance work, energy-saving measures or debt interest, for example – should remain.

Thus the maximum variable prevailed in the Economic Commission in 2022. Whether it can pass the National Council in this form is still unclear. The proposal should be discussed in the National Council by the autumn 2023 session at the latest.
