New figures published: This shows how many Swiss people own a house or flat

In 2022, 1.4 million households owned their own property. This corresponds to 36 percent of all private households in Switzerland; that is, one in every three households owns a house or flat.

Home ownership and apartment ownership are roughly balanced; In 2022, 730,000 of these households owned a single-family home. New figures from the Federal Statistical Office (BFS) published on Monday also show this.

Average prices of 4-room apartments

According to the press release, residents of 2.4 million households in Switzerland lived in rental properties. The average rent for four-room apartments is 1,622 francs per month. Apartments built less than two years ago are the most expensive. The cost of a new 4-room apartment is on average 2,138 francs per month. The longer residents of a private household live in a rented apartment, the lower the rent.

So landlords and tenants can now be happy

Housing is most expensive in major metropolitan areas. At 1,997 francs per month for a 4-room apartment, Zurich has the highest average rent among Switzerland’s largest cities.

70 percent of all rental apartments are heated with fossil energy sources such as heating oil or gas. This rate is 57 percent in apartments. BFS attributes this to the fact that tenants mostly live in larger buildings equipped with oil and gas boilers.

Regional differences

Due to spatial distribution, rental apartments are connected to district heating systems more often than owner-occupied apartments. In contrast, 24 percent of apartments are equipped with heat pumps, more than rental apartments (12 percent).

In 2023, almost half, or 45 percent, of rental apartments were owned by private individuals. 43 percent of small one- or two-room rental apartments were privately owned. For large rental apartments with five or more rooms, this rate is 54 percent.

The canton of Geneva had the lowest proportion of privately owned rental apartments, at nearly a quarter. The rate was significantly higher in the cantons of Valais and Ticino, which each had almost 70 percent. (nim/SDA)
