How much has interest in owning a home in Central Switzerland fallen due to the rise in interest rates?
Prices have risen sharply in Lucerne’s domestic market in the last two years. However, there are now signs of a return to normal prices. Economic uncertainties and, above all, noticeably rising interest rates put pressure on the willingness to pay, but interest rates are still high.
What type of single-family home is particularly in demand now, and how can preferences for apartments be identified?
Detached houses are preferred for detached houses. Semi-detached and terraced detached houses are also popular. When it comes to apartments, apartments with a penthouse and a garden – preferably a lawn – are preferred.
Vacant rental apartments are becoming increasingly rare. How difficult is it currently to find a vacant property in Central Switzerland?
There is still a strong demand for rental apartments. But supply is low and continues to tighten. The housing market is tight and affordable housing is becoming increasingly expensive. Also, cheap apartments sell out very quickly. In addition, it is exactly these types of properties that are often improved and made more expensive through income-generating renovations.
Where in Central Switzerland can young families easily find an affordable detached house?
The focus of those who want to own a house is Seetal, the region around Lake Sempach and the settlement of Lucerne. However, attractively priced living space is more likely to be found in Rontal, including the communities of Buchrain, Ebikon, Dierikon and Root. The communities of Adligenswil, Udligenswil, Gisikon and Honau are particularly suitable for nature lovers.
Insurance company Axa has invested in property portal Newhome. How important is it for you as an independent real estate entrepreneur that there is so much competition between real estate portals?
It offers various opportunities. This actually increases the likelihood of some competition between real estate portals. This gives us the chance to acquire new customers. The dominant Swiss Marketplace Group, with its portals Homegate.ch and Immoscout 24, is coming under greater pressure and will not be able to charge commissions on brokered properties.
