Big increase in Zurich: Rental prices continue to rise in November

Asking rents continue to increase in November. 20 out of 25 cantons were affected.

Rents for new and re-leased apartments (so-called asking rents) across Switzerland increased by 0.3 percent in November compared to the previous month, according to the Homegate rent index published on Monday. The index increased by 0.4 points to 124.2 points. Asking rents during the year increased by 4 percent compared to the previous month.

Only five cantons experience a decline

Asking rents in 20 of the 25 cantons (Appenzell cantons combined) increased in November compared to the previous month. Schwyz (plus 2.4 percent) and Grisons (plus 2.2 percent) stand out with strong increases. However, all other cantons experienced an increase of less than one percent. There was a decrease in five cantons, with the largest decrease recorded in Uri (minus 1.5 percent). But rents fell in Uri because asking rents there rose quite significantly in October. This situation was corrected again in November. Compared to September, the Uri is still showing a slight increase of 0.3 percent.

Compared with the same month of the previous year, all cantons showed an increase in November; The cantons of Valais (plus 8.1 percent), Zurich (plus 7.6 percent) and Schaffhausen (plus 6.7 percent) were particularly notable.

According to the information obtained, in only two of the eight cities examined, namely Bern (minus 0.7 percent) and Lugano (minus 0.5 percent), the asking rents in November were lower than in the previous month. In contrast, St. Gallen (plus 1.6 percent) and Lausanne (plus 1.5 percent) stand out with relatively strong growth. However, there was an increase compared to the previous year in all cities, especially Zurich with 11.8 percent.

The Homegate rent index for asking rent is collected by the real estate market Homegate in cooperation with Zürcher Kantonalbank (ZKB). It measures the quality-adjusted monthly change in rental prices for new and re-rentable apartments relative to current market offers. (sak/SDA)
