No stone should be left unturned in this construction project: The logistics company Welti-Furrer wants to build two new buildings on the site of the present-day Pfingstweid car park in West Zurich. Apartment buildings and commercial space are planned. The city has already approved the project, but after the Hamasil Foundation’s objection, everything is currently at a standstill. To the great distress of the builders.

They accuse the culprits with a huge poster hung on the front of the parking lot: “Hamasil is blocking apartments here for $1,000.00,” it says in red letters.

Both sides are very different from each other when it comes to their ideas about the future development of the Zurich West. Hamasil Foundation criticizes that “Welti-Furrer company wants to build two large buildings that are inadequate in terms of urban planning and architecture.” He believes the project violates legal requirements for zoning compliance, design, use, open spaces and climate compatibility.

At Blick’s request, the foundation is defending itself against accusations of obstructing the construction of affordable housing. “Hamasil does not hinder even a single apartment. On the contrary. Thanks to this call, the foundation makes it possible to build the type of apartments that are really needed for families, couples or the elderly,” counters Michael Sorg, communications advisor of the Hamasil Foundation.

Welti-Furrer is planning an office building, not a residential building. The housing share is only 11 percent. “The planned one-bedroom apartments are business apartments for residents who fly into Zurich weekly, work there for three days and then leave again. Hamasil is committed to a mixed and vibrant neighborhood that is attractive to families,” says Sorg.

Is the housing share too small?

West Zurich is a popular area due to its central location: the journey from the main station takes just four minutes by S-Bahn. However, it is currently primarily an office district. The housing share is only twelve percent. The city of Zurich aims to get a 20 to 30 percent share from the region. According to the “Blooming Pentecost Willow” working group, 30 percent would be required. Otherwise Zurich West would not be a vibrant part of the city.

According to the foundation, Welti-Furrer’s project contributes little to the quality of accommodation. According to critics, this would require space for business, culture or gastronomy.

The building owner directly criticized the foundation

Unsurprisingly, the building owner sees things differently and attacks the foundation with heavy weapons on the project’s homepage. The ground floor, where the coop, Starbucks and restaurant are located, will definitely liven up the area. Welti-Furrer also denies claims that the project violates legal requirements.

“The Prime123 construction project will enrich the neighborhood in many ways: Prime123 offers abundant green space and affordable apartments in a prime location, as well as space for businesses, restaurants and crafts, as well as a modern parking lot with electric parking spaces.” the developer writes on the home page.

One third of the apartments with an area of ​​45 square meters will be rented for 1,000 francs per month. 1,400 francs must be paid for the remaining two-thirds. The foundation itself would rent similar apartments at significantly higher prices. Welti-Furrer has not yet responded to Blick’s request.
