As the Federal Statistical Office (BFS) announced on Tuesday, the price increase is 6.3 percent compared to the corresponding quarter of the previous year. Both condominium (+1.1) and detached house (+1.4) price developments contributed to the increase in the general index compared to the previous quarter.
Home prices rose in the third quarter
Single-family homes showed higher prices across all municipal types than in the second quarter of 2022. The strongest price increase was in the category of urban municipalities of the medium-sized agglomeration (+4.3%). Condominium prices increased the most in intermediate municipalities (+3.3%). On the other hand, prices fell the most in rural communities (-1.9%).
IMPI is a relatively new indicator: it has been published only quarterly since the third quarter of 2020. It is calculated from an average of 7,000 transactions from all regions of Switzerland, according to BFS. The FSO receives data from the 25 largest mortgage institutions in Switzerland. It is said that these cover a very large market share and the majority of real estate purchases are financed by mortgages.
