A 4-room apartment in Zurich for 1,725 francs per month! This is not a false advertisement or a pipe dream, but an urban apartment in the new Leutschenbach settlement on the Seebach outskirts of Zurich.

369 urban residences will be built here. It is the second largest urban settlement area. Only the iconic Lochergut project in Zurich District 4 is even larger.

Random generator and months of waiting

The application period has ended these days and the city is occupied. As announced by the City of Zurich’s properties at the request of Blick, 6,000 households applied for 369 flats. What this means is that only 6 percent of applicants are accepted. The application window was only open for 2.5 weeks.

In addition to family-friendly 3-6 room apartments, the settlement also offers alternative living concepts with small apartments, satellite apartments (15 rooms each) and 7 shared apartments (6 rooms each). In total, the settlement offers living space for 1,100 people. Flats are rented on a cost rent basis, one third of which is subsidized. In addition to the flats, four kindergartens, commercial areas and a landscaped inner courtyard will be built in the settlement.

For those who are interested, now is the time to be patient. A random generator selects about half of the applicants. You can definitely apply after viewing a sample flat. About one in ten people will receive a confirmation from them.

Since the flats will be allocated in stages, no definitive commitments will be made until the end of the year. For some applicants, this means waiting months. The lucky ones can move in as early as October this year. The last flats will be filled within a year.

Despite the huge interest in the Leutschenbach settlement, the current interest is nowhere near the hype surrounding the Hornbach urban settlement in Zurich’s popular Seefeld district. At that time, 10,000 interested parties applied for only 105 flats.
