Anyone who moves to the new Allverte project in Allschwil BL will be in for an exciting surprise. Tenants can heat their apartments to a maximum of 21 degrees. “Basler Zeitung” reports on the strange case.

Property management company Wincasa claims that the higher room temperature is not permitted by law due to the required Minergie certification. Heating in the project is controlled through an application. This means tenants can’t turn the thermostat on their own.

The doorman only comes when the temperature is 18.9 degrees

“I would like to receive this information not only when I move in, but also before signing the lease,” said one tenant, quoted by the “Basler Zeitung” newspaper. “The four of us slept in the same room because it was too cold for the children, some of whom were just babies,” she recalls of her first visit to the flat. It is said that the ground in particular is very cold. It is among the places where young children often spend time. The two children fell ill immediately.

The man cannot understand the “pretty brave” heating rule. “If I want my apartment to be 23 degrees, that’s my right. “It is out of the question to restrict the freedom of tenants in this way,” he says angrily.

Wincasa predicted the heating rule would not be well received by all tenants. Tenants are required to contact the doorman if the room temperature remains below 18.9 degrees for more than 48 hours with windows and doors closed.

Wincasa admits: There is no law

Can the homeowner even determine room temperatures? “I don’t know of any law that imposes a maximum temperature on tenants in their flats,” Simon Roth of the Baselland Tenants Association told the “Basler Zeitung”. Minergie also cannot be used as an argument. The building standard does not provide any code of conduct.

Wincasa advocates temperature control. According to the real estate service provider, Minergie Eco certified properties are designed for a room temperature of 21 degrees in living spaces. In this way, a pleasant living environment can be achieved. Even if there is no legal regulation regarding this, it is essential to follow the advice.

Tenants may see this differently. You are considering terminating the lease.
