Housing price index: Housing prices increased in the third quarter as well

The Swiss residential property price index (IMPI) increased by 0.2 percent compared to the previous quarter in the July-September 2023 period, reaching 116.1 points, the Federal Statistical Office (FSO) announced on Tuesday. There was a 1.3 percent price increase compared to the same quarter of the previous year. Compared to the previous quarter, only the price of apartments increased (+0.4%), while the prices of detached houses decreased slightly (-0.1%).

Prices for single-family homes fell the most in small or non-residential urban communities (-2.2%), while prices increased the most in medium-sized urban communities (+0.9%). When it comes to apartments, the largest price increase occurred in the large agglomeration urban communities category (+2.3%). The sharpest decline in condominium prices occurred in the category of urban communities in a medium-sized agglomeration (-1.4%).

IMPI has been published quarterly since the third quarter of 2020. According to BFS, this is calculated from an average of around 7,000 transactions from all regions of Switzerland. BFS obtains data from the 26 largest mortgage institutions in Switzerland. Since the majority of real estate purchases are financed with mortgages, they cover a very large market share. (SDA)
