Housing is getting more expensive: Rents are increasing again in September

The rents of apartments on the market in Switzerland continued to increase in September. After a break, rents rose again in the city and canton of Zurich, while they fell in, for example, Lausanne and Basel.

Rents for advertised apartments across Switzerland (so-called asking rents) increased by 0.5 percent in September compared to the previous month, according to the Homegate rent index published on Tuesday. The index increased by 0.6 points to 123.3. In Switzerland, rental demands increased by an average of 3.7 percent on an annual basis in September.

Zurich is getting expensive again

There were significant differences in the development of rental prices in individual cantons and cities, both compared to the previous month and the previous year. Changes from August ranged from minus 0.6 percent to plus 3.9 percent, according to Homegate.

What is striking is that rents in the canton and the city of Zurich have increased again after a two-month break. There was an increase of 1.1 percent in the canton of Zurich and 1.9 percent in the city of Zurich compared to the previous month.

Rents are falling in Basel

On the other hand, a decrease of 1.0 percent and 0.6 percent was recorded in the rents requested in the cities of Lausanne VD and Basel compared to the previous month.

Compared to the previous year, rents in the canton of Zurich increased sharply by 6.1 percent. However, the canton of Schwyz recorded the highest increase, with an increase of 6.2 percent, while Valais also recorded a significant increase (+5.4%). Among cities, the largest increase was recorded in Zurich (+11%).

The Homegate rent index for asking rent is collected by the real estate market Homegate in cooperation with Zürcher Kantonalbank. It measures the quality-adjusted monthly change in rental prices for new and re-rentable apartments relative to current market offers. (SDA/dvo)
