Only 0.3% of private owners in Spain have five or more properties, a percentage that has grown by as much as 200 percent in the last year, according to data available from the real estate portal Fotocasa. In fact, in February 2022 the number of owners in Spain with five or more properties was 0.1%.
With this data, Fotocasa claims that if the definition of a large owner in the Housing Act is finally fixed at five properties, the sample represents very small volume on the real estate market. Even if all owners with three or more apartments are taken into account, they would not exceed 2.5% of the total number.
Nevertheless, the significant growth recorded in one year stands out, which explains why pressure experienced by buying a house given the looming interest rate hikes, its investment as a haven and legacy homes remain at high levels since 2020, coinciding with the pandemic.
Catalonia and the Community of Valencia lead the classification
In Spain, the number of owners with five or more homes increased by 0.2% in 2022 to the current 0.3%, and Catalonia and the Community of Valencia are the ones with the largest number of such. In Catalonia, this percentage is 0.6%, while in the Community of Valencia it is 0.5%. In the case of the community of Madrid and Andalusia, the percentage in both communities is 0.2%.
Fotocasa focuses on the growth that Catalonia had last year in terms of owners with five or more homes, which was 0.2% in 2022, while in the Community of Valencia it was 0.1%. In the case of the Community of Madrid and Andalusia, in both regions, the number of owners decreased from 0.3% in 2022 to 0.2% in 2023.
Those aged 45 to 54, those with the most homes
