In 2023 you can get the National Mortgage Guarantee up to a mortgage of 405,000 euros. That is an increase of 50,000 euros: This year the NHG limit is still 355,000 euros.

The average selling price of a home in the last quarter was 425,000 euros. The new NHG limit is therefore closer to this average price. The NHG limit is calculated using a fixed method and increases less rapidly when house prices are rising and less rapidly when prices are falling.

According to Carla Muters, CEO of NHG, raising the limit was really necessary. “People are taking out higher and higher mortgages because of the sharp rise in prices. We want to be there when this group faces disability, high housing costs, divorce, or other issues. Our safety net is made available to a large group at an increased cost limit.”

This does not increase the affordability limit

The government wants hundreds of thousands of affordable homes to be built by 2030. So far, the NHG limit was the maximum limit for an affordable home. But because it is now rising from 355,000 to 405,000 euros, the government is dropping it.

“Due to the sharp increase in the NHG limit, apartments with this price are affordable for fewer people because incomes have risen less than the NHG limit over the past year,” said the cabinet. That is why Housing Minister De Jonge is leaving the “affordability limit” at €355,000. So it does not increase with the NHG limit value.

Own house wanted more

In July, the Vereniging Eigen Huis called for the NHG limit to be raised to EUR 440,000 next year because there are only a few houses for sale for EUR 355,000 and less.

For this, the NHG would have to abandon the fixed calculation system, but that has not happened.
